Renovation Resolutions – Ideas for Transforming Your Home in the New Year

The new year is a perfect time to start doing work on your house, whether you need the extra room, fancy having something different in terms of design, or are selling your home and want to add value before you sell. Want to know what you can get stuck into in the New Year? Below are some ideas to give you inspiration to make the perfect addition to your home.

Renovation Resolutions

Loft Conversions

You can add so much more from a loft conversion than space, you can also add value on to your property, as well as avoiding having to move if you build an extra bedroom or work space. And, in most cases, you will not need to apply for planning permission. The value added by a loft conversion is about 10-20% of the value of your home, making it the perfect way to add some extra value to your property before sale. It can also be perfect if you do not have the garden or outdoor space to extend your house outwards. There are different types of loft conversions, such as Velux or dormer, so it is worth doing some research to see which is best for you, depending on your needs; what the room will be used for, when the project is required and what type of extension your house can accommodate. Once completed, all that is left to do is to put your own mark on it with the decoration and final touches. Or, leave it as a blank canvas for your future buyer.

Kitchen Extensions and Renovations

Kitchens are the hub of the family home and having a larger kitchen is a main feature that people look for when buying a house. If you’re wanting to extend your kitchen because you feel you have outgrown your current one then you may be looking to create an open plan kitchen/ diner, with extra space and more cooking options. Many people now love socializing and entertaining in their own home, rather than going out, so a large kitchen is a must as it allows you all to be in one room even when you’re getting food and drinks ready. On the other hand, you might be expanding your family. Mealtimes with a larger family mean a long table with lots of chatter and fun and the extra space given by a kitchen extension will ensure everyone can sit around in comfort, even if you have a couple of extra guests for dinner! Extending the size of your kitchen may also mean you are able to get that range cooker that you’ve had your eye on for years but never had the space for, or even a kitchen island or breakfast bar – the possibilities are endless, so long as you have the room to fit them in!

Bathroom Renovations

Bathroom renovations are an easy way to update your home that can be extremely cost effective. You can go for the full works and have a full bathroom re-fit, of even consider adding an extra en-suite so no one fights over the shower or mirror on busy mornings. However, even smaller jobs can help add value. Research shows that bathroom tiles and grouting are at the top of the bathroom renovation list and are the most likely to add to the aesthetics of your bathroom. Other considerations could be underfloor heating for colder mornings, or even the creation of a wet room for those that might need a little help, mobility-wise.

Garage Conversions

Many people use their garages as a dumping ground for junk that they no longer need but are not willing to part with, but, renovated properly, they can add precious space to your home, as well as adding value. You will need to look into whether the conversion you are wanting to undertake needs planning permission but many of them don’t. Getting the professionals in is recommended especially if you need to make any structural changes, but also to get the right finish to your new space. Whether you want to use the space as a home office, den, workshop, or crafting room, you’ll be amazed at the difference a garage conversion can make to your home, not only in terms of value added, but also in the enjoyment of using the room that has been created just for you.

Whichever of these new year’s renovation resolutions you make, with regards to your home, keeping them – with the help of our experts at AJG – will give you a property you’re sure to love, well into next year and beyond!
